Plumbing, heating and electrical work in Greenwich
Greenwich covers almost every era of London housing. Around the park and in Blackheath there are Georgian and early Victorian houses, many of them listed, and Charlton and Plumstead have long Victorian terraces running up from the river. Eltham is mostly inter-war, with semis along the arterial roads and the Well Hall or Progress Estate, built in 1915 for Royal Arsenal workers and now a conservation area.
The newest parts of the borough are on the river. Greenwich Peninsula and Royal Arsenal Riverside in Woolwich are large new developments of apartment blocks, some created inside the old Arsenal buildings, and Kidbrooke Village has replaced the former Ferrier Estate. Thamesmead, shared with Bexley, was built from the late 1960s.
So a week of jobs in Greenwich can take us from a listed Georgian house where every pipe route needs care, to a riverside flat where the heating comes from a communal network and the engineer's job stops at the flat's own pipework.
Woolwich has changed fast since the Elizabeth line arrived, and many Victorian terraces there are being bought and renovated for the first time in decades. That usually means a full rewire, a new boiler, new radiators and a bathroom at once, and it is much easier and cheaper to plan them as one job than as four separate ones.
We cover the whole of Greenwich, including Greenwich, West Greenwich, Greenwich Peninsula, Blackheath, Charlton, Woolwich, Plumstead, Shooters Hill, Eltham, Kidbrooke, Abbey Wood and Thamesmead. Postcodes: SE2, SE3, SE7, SE9, SE10, SE18, SE28.

Local knowledge
Good to know before you book
Many new blocks in the borough, including much of Greenwich Peninsula, are heated from a communal heat network. Each flat has a heat interface unit instead of a boiler, and in most buildings that unit and the network are maintained by the network operator or the managing agent, not the resident. We repair taps, wastes, showers, radiators and electrics inside the flat, and we will tell you honestly when a fault belongs to the heat network.
Listed buildings in Greenwich and Blackheath need listed building consent for many changes that would be routine elsewhere, such as a new flue through a front wall or cutting into original panelling for pipes. We plan routes through existing voids and back walls wherever we can, and we will ask you to check consent before any work that needs it.
Inter-war houses in Eltham and Kidbrooke often have their gas meter and boiler at opposite ends of the house, joined by an old, undersized gas pipe. A modern combi needs a larger gas supply than the boiler it replaces, so we measure the pressure at the boiler and upgrade the pipe if it is too small.
Shooters Hill is one of the highest points in London, and houses on its upper slopes can have noticeably lower mains water pressure than streets near the river. If your shower or combi boiler underperforms, we measure the incoming pressure and flow, because the right answer depends on what the main can actually deliver.
Abbey Wood and the Greenwich side of Thamesmead have many 1960s and 1970s homes whose original heating has been replaced at least once, some with gas central heating and some with electric heaters. We repair both, and we can advise on whether a conversion is worth it for your home.
Charlton has many Victorian and Edwardian terraces close to the Valley and Charlton village, often with the bathroom at the back of the ground floor. Moving it upstairs, or adding a second shower room in the loft, is one of the most common projects there. Both need a sensible soil pipe route and enough hot water, which we plan before the first tile is chosen.

Questions
Questions about our work in Greenwich
Do you cover Greenwich, Blackheath, Woolwich and Eltham?
Yes. We cover the whole Royal Borough of Greenwich, including the Peninsula, Charlton, Plumstead, Shooters Hill, Kidbrooke, Abbey Wood and the Greenwich side of Thamesmead.
My flat has a heat interface unit, not a boiler. Can you fix it?
We can repair plumbing and electrics in your flat and diagnose whether the problem is inside your flat or on the heat network. In most buildings the unit itself is maintained by the network operator or managing agent, so check your lease or resident guide first.
Can you work in a listed house in Greenwich or Blackheath?
Yes. We route pipes and cables through existing voids where possible and avoid cutting into original features. Changes such as a new external flue may need listed building consent, which you should have in place before we start.
Why does my new combi need a bigger gas pipe?
A combi heats water instantly, so it burns more gas at full output than an old boiler. If the pipe from the meter is too small, the boiler cannot run properly. We measure the gas pressure at the boiler and upgrade the pipe where needed.
Is there a Plumbery office in Greenwich?
No. Our engineers work from 106 Great Portland Street in central London and travel to the borough. The rates are the same everywhere inside the M25.
Can you add a shower room in the loft of a Charlton terrace?
Yes, as part of a loft conversion or into an existing loft room. The waste must reach the soil stack with enough fall, or a pumped unit is used, and the hot water system must cope with the extra shower. We check both first.
Can you fit air conditioning in a Greenwich Peninsula flat?
Sometimes. Many buildings restrict outdoor units on balconies and facades, so check your lease and ask the managing agent before booking a survey. If it is allowed, we plan the unit position and pipe route with you.
Our water pressure on Shooters Hill is low. What can be done?
We first measure the pressure and flow at the stopcock. If the main is weak, an accumulator, or a pump where Thames Water allows one, may help; if the house pipework is the restriction, replacing it is the fix.
Can you replace old electric heaters in a Thamesmead home?
Yes. We replace storage and panel heaters with modern controllable models and check the circuits first. If you are thinking about gas central heating instead, we can explain what the change would involve.
What hours do you work in Greenwich?
We attend jobs from 8am to 10pm Monday to Saturday and from 8am to 6pm on Sunday.
How much do you charge in Greenwich?
The same published rates as everywhere inside the M25. On a weekday daytime, plumbing starts at £96 inc VAT (business: £80 + VAT) for the first hour, electrical work at £94.80 inc VAT (business: £79 + VAT) and gas and boiler work at £102 inc VAT (business: £85 + VAT). Each extra half hour is charged at a lower rate.
