Plumbing, heating and electrical work in Haringey
Haringey is a borough of Victorian and Edwardian terraces, and a great many of them have been divided into flats. Muswell Hill was built almost in one go around the turn of the twentieth century, with Edwardian houses and parades on steep streets running down from the Broadway. Crouch End, Hornsey and Stroud Green are mainly late Victorian, and the Harringay Ladder is a grid of terraced roads between Green Lanes and Wightman Road.
In Wood Green, Noel Park is a planned estate of cottages for working families, begun in the 1880s and now a conservation area. Tottenham has Victorian and Edwardian terraces, post-war council estates and, around Tottenham Hale, new towers of flats. Highgate, on the western edge, has some of the oldest houses in the borough.
Because so many houses are now two or three flats, a lot of our work here is about shared services: a single water main split three ways, waste pipes that serve several kitchens, and electrics that were rearranged during the conversion.
A lot of Haringey's housing is being renovated at the moment, as converted houses are bought and turned back into family homes or completely refurbished as flats. Original features such as cornices, fireplaces and floorboards are usually kept, so pipes and cables have to be routed carefully through the floors and existing voids rather than chased into every wall.
We cover the whole of Haringey, including Crouch End, Hornsey, Stroud Green, Muswell Hill, Highgate, Harringay, Green Lanes, Wood Green, Noel Park, Bounds Green, Alexandra Park, Tottenham, Tottenham Hale and Seven Sisters. Postcodes: N4, N6, N8, N10, N15, N17, N22.

- Electrical fault finding where conversion wiring trips the RCD or one circuit feeds two rooms on different floors

Local knowledge
Good to know before you book
In a converted house the flats often share one incoming water pipe, and in older properties it may still be lead. When everyone runs a tap at 8am the top flat loses pressure first. Fitting a pump is not always allowed or wise, so we measure the supply and tell you whether the fix is inside your flat or a new supply pipe, which may need the agreement of the other owners.
Muswell Hill and Crouch End sit on hills, and some houses are on steep plots with the garden well below the street. That affects where a new boiler flue or condensate pipe can go, and a condensate pipe that runs outside should be insulated or it can freeze in a cold snap and stop the boiler.
Before a sale or a new tenancy many Haringey landlords ask for a gas safety certificate and an electrical condition report together. We can book both for the same visit.
Combi boilers in converted flats are often tucked into a kitchen wall cupboard with the flue going straight out through a side wall into a narrow passage between houses. Flues that discharge into a narrow passage, under a window or close to a neighbour's opening can breach the installation rules, so when we replace a boiler we check the flue position against the current regulations and change it if necessary.
Tottenham Hale's new towers, and the large blocks around Wood Green, often use electric heating and hot water or a communal system. Inside the flat we deal with failed immersion heaters, thermostats, extractor fans and leaks, and we can tell you when a fault belongs to the building rather than to you.
Highgate and the streets around Alexandra Palace include some substantial detached and semi-detached houses with large gardens, and here the requests are closer to those in Barnet or Richmond: unvented cylinders for several bathrooms, garden lighting, and power to garden studios. The common thread across the borough is age. Very little of Haringey's housing is new, so almost every job starts with finding out what earlier owners did.

Questions
Questions about our work in Haringey
Do you cover Crouch End, Muswell Hill and Tottenham?
Yes. We cover the whole of Haringey: Crouch End, Hornsey, Stroud Green, Muswell Hill, Highgate, Harringay, Wood Green, Noel Park, Bounds Green, Tottenham, Tottenham Hale and Seven Sisters.
The flat above is leaking into mine. Can you sort it?
We can find the source and repair it, but we need access to the flat where the leak starts. Turn off the electrics for any wet room with lights or sockets, and if you can, let the other owner or the freeholder know.
Why is my water pressure so poor in a top-floor flat?
Usually because the house shares one old supply pipe, sometimes lead, and the flats below draw water first. We measure pressure and flow and explain whether the answer is a change in your flat or a new supply.
Can you do a gas certificate and an electrical check on the same day?
Yes. Our gas engineers and electricians can attend the same visit, which suits landlords preparing a flat for new tenants.
Are you based in Haringey?
No. Our team is based at 106 Great Portland Street in central London and travels to Haringey jobs. We do not claim a local branch.
Do you install unvented cylinders in Muswell Hill and Highgate houses?
Yes. We check the incoming water main first, because an unvented cylinder needs a good flow to work well, then size the cylinder for the number of bathrooms and fit it with the required safety devices and discharge pipe.
Do you replace old lead water pipes?
Yes, inside the property and on the private supply pipe. Thames Water is responsible for the pipe up to the property boundary, usually as far as the outside stop tap, and the supply pipe from there to the house usually belongs to the owner, or to all the owners together in a converted house.
Can you move a boiler in a converted flat?
Usually yes, as long as there is a safe route for the flue and condensate and the gas supply can be extended. We check the flue rules before quoting, because they decide where a boiler can go.
Can you move radiators when we knock two rooms into one?
Yes. When a wall comes down we reposition the radiators, run new pipes under the floor and rebalance the system so the larger room heats evenly.
What hours do you work in Haringey?
We attend jobs from 8am to 10pm Monday to Saturday and from 8am to 6pm on Sunday.
How much do you charge in Haringey?
The same published rates as everywhere inside the M25. On a weekday daytime, plumbing starts at £96 inc VAT (business: £80 + VAT) for the first hour, electrical work at £94.80 inc VAT (business: £79 + VAT) and gas and boiler work at £102 inc VAT (business: £85 + VAT). Each extra half hour is charged at a lower rate.
