Plumbing, heating and electrical work in Ealing

Ealing earned its old nickname, the Queen of the Suburbs, from the Victorian and Edwardian houses that still fill the streets around Ealing Broadway, Ealing Common and Pitshanger. Many are large semis and double-fronted houses with original high ceilings, cast-iron radiators and suspended timber floors. Brentham Garden Suburb, begun in 1901, has Arts and Crafts cottages in a conservation area.

Acton, Hanwell and West Ealing are mostly Victorian and Edwardian terraces, a good number of them converted into flats. Southall has long streets of early twentieth-century terraces and semis, many of them family homes. To the north-west, Greenford, Perivale and Northolt are largely 1930s semis built along and around the Western Avenue.

The Elizabeth line has brought new blocks of flats around Ealing Broadway, West Ealing, Acton Main Line and Southall, and South Acton is being rebuilt with new homes. So a typical week in the borough covers everything from a cast-iron radiator in a Victorian house to a heat pump or electric heating fault in a flat completed a year ago.

Large Ealing houses are often converted back from flats into single homes, which means removing a second kitchen, joining up two heating systems and stripping out old meters. Others go the other way and are split into flats. Either way, the plumbing and electrics need rethinking as one system, and that is where we spend much of our time in the borough.

We cover the whole of Ealing, including Ealing Broadway, Ealing Common, Pitshanger, West Ealing, Hanwell, Acton, South Acton, Park Royal, Southall, Norwood Green, Greenford, Perivale and Northolt. Postcodes: W3, W5, W7, W13, UB1, UB2, UB5, UB6.

What we are called to most in Ealing

Local knowledge

Good to know before you book

Many Ealing homes house large families, sometimes three generations under one roof. A 30 kW combi delivers roughly one good shower at a time; if the household needs two or three in a row, a system boiler with an unvented cylinder, or a combi with a store, is the better answer. We size it from the number of bathrooms and people, not from the floor area.

Many Ealing Victorian and Edwardian houses keep their original suspended timber floors. That makes running new pipes and cables easier than in a solid-floored house, but notched joists from earlier work are common, and we check them before lifting boards for a new bathroom or kitchen.

Several parts of Ealing are conservation areas, including Ealing Green, Brentham and Hanwell Clock Tower. Inside the house that rarely matters, but an outdoor air conditioning unit or a new flue on a front wall may need planning permission, and we will flag it before you commit.

Park Royal is one of the largest industrial areas in London, and alongside it Acton has many small business premises, workshops and shops. We do not work on large commercial plant, but we do handle plumbing, small water heaters and electrical repairs in small shops, offices and studios across Acton, Ealing and Southall.

The 1930s semis of Greenford, Perivale and Northolt were built to a handful of standard plans, so we see the same problems again and again: a boiler squeezed into the kitchen corner, radiators under every window on long microbore runs, and a single ring main for the whole ground floor. Knowing the layout helps us quote accurately and work quickly.

Southall and Hanwell sit close to the Grand Union Canal and the River Brent, and, as in much of London, some low-lying streets can flood after very heavy rain. If water has ever come up through a floor or a drain, tell us when you book. We can check the drains, suggest a non-return valve where it would help and keep any new sockets and the boiler well above floor level.

Questions

Questions about our work in Ealing

Do you cover Acton, Southall and Greenford as well as Ealing Broadway?

Yes. We cover the whole of Ealing borough: Ealing Broadway, West Ealing, Hanwell, Acton, Park Royal, Southall, Norwood Green, Greenford, Perivale and Northolt.

Our combi runs out of hot water when the whole family showers. What can we do?

A combi heats water as it flows, so it struggles when several taps or showers run at once. A system boiler with an unvented cylinder stores hot water at mains pressure. We check your water main and the space available before recommending it.

Can you keep the original cast-iron radiators in a period house?

Usually yes. We can drain, clean, refit and re-valve them, and add new matching ones where you need more heat. Very heavy radiators sometimes need extra wall or floor fixings, which we check first.

Do you fit air conditioning in Ealing conservation areas?

Yes, but the outdoor unit may need planning permission in a conservation area or on a listed building. We agree the position with you and, where needed, you apply to Ealing Council before installation.

Do you charge extra for UB postcodes?

No. All of Ealing is inside the M25, so the same published hourly rates apply across the borough.

Can you stop drains backing up after heavy rain?

Often. We camera-check or rod the drain, clear any blockage and, where the drain runs into a public sewer that surcharges in storms, can fit a non-return valve so water cannot flow back into the house.

Do you work in shops and small offices in Acton and Ealing?

Yes, for plumbing, water heaters and electrical repairs in small premises. Large commercial heating and plant are outside what we do.

We are turning flats back into one house. Can you join up the heating?

Yes. We remove the extra boiler and meters, connect the radiators to one correctly sized boiler, and add zone controls so the floors can be heated separately. The electrics are usually reorganised at the same time.

Can you fix microbore heating in a 1930s house?

Yes. Narrow microbore pipes block easily with sludge. We clean the system or replace the worst sections, and where one radiator is starved we can run a larger pipe to it.

What hours do you work in Ealing?

We attend jobs from 8am to 10pm Monday to Saturday and from 8am to 6pm on Sunday.

How much do you charge in Ealing?

The same published rates as everywhere inside the M25. On a weekday daytime, plumbing starts at £96 inc VAT (business: £80 + VAT) for the first hour, electrical work at £94.80 inc VAT (business: £79 + VAT) and gas and boiler work at £102 inc VAT (business: £85 + VAT). Each extra half hour is charged at a lower rate.
